Menu Real Estate agent Erwin Nicholas, known professionally as “Mr. Real Estate,” is bringing a new approach to luxury property marketing by leveraging live streaming to reach global audiences. In a recent interview, Nicholas described his strategy of partnering with popular streamers to showcase multi-million-dollar properties to millions of viewers at once.

“I do believe that what I’ve done with Tony Parker’s property is disruptive, and it’s a really cool way to market a property,” said Nicholas, who has built his career around serving high-profile athletes and luxury clients. Nicholas earned his “Mr. Real Estate” moniker when a client forgot his name and called him that during a property showing, a brand that has since become associated with innovative marketing in Houston’s luxury market.

Nicholas began his approach during the 2008 market crash, using the downturn as an opportunity to build his brand and establish credibility with professional athletes, starting with a breakthrough deal involving NFL star Adrian Peterson’s birthday party venue.

According to Nicholas, his live streaming platform addresses key limitations of traditional luxury real estate marketing.

“Live streaming is an industry that I’ve been just paying attention to and just, you know, it’s like the internet for me, like, if you’re not paying attention, you really don’t understand how big it is.”

The platform works by partnering with well-known content creators who have large followings to showcase properties during their regular streaming sessions. “It’s basically like a however long he’s streaming, 30 days who work Super Bowl commercial, 30 day open house,” Nicholas explained.

Nicholas acknowledged challenges in gaining industry acceptance. “There’s a reason why Facebook, Xbox, major corporations are sponsoring and being a part of his organization is because they understand what viewers, viewership is they under the data analysis.”

Looking ahead, Nicholas plans to expand his live streaming strategy to even higher-value properties. “I’m excited about the next property that we’re live streaming, it’s in Beverly Hills,” he said. “I’d like to say that this is, I’m going to prove that this marketing strategy, this way of doing business, can disrupt traditional real estate marketing.”
